The Hidden Costs of Buying a Home in Ontario — What Realtors Don’t Always Tell You

So you’ve saved for your down payment and think you're ready to buy a home. That’s amazing — but wait. The down payment is just the beginning.

In Ontario (especially the GTA), many buyers are blindsided by hidden costs that pop up during and after the purchase. These aren't talked about enough — but I believe in full transparency. Here's what you need to budget for to buy with confidence.

1. Land Transfer Tax (LTT)

This one catches buyers off guard the most.

  • Ontario LTT: Applies province-wide
  • Toronto Municipal LTT: Applies *in addition* if you’re buying in Toronto

*Example:*

For a $750,000 home in Toronto, expect over $20,000 in LTT unless you're a first-time buyer (you may get a rebate).

2. Legal Fees & Title Insurance

You’ll need a real estate lawyer to:

  • Review your offer
  • Close the transaction
  • Handle title transfer

**Cost:** ~$1,500–$2,500

3. Home Inspection

Even if the home looks perfect, a professional inspection is essential.

**Cost:** $400–$600

👀 Could save you from buying a home with $10,000+ in hidden issues.

4. CMHC Insurance (If Less Than 20% Down)

If your down payment is below 20%, mortgage default insurance is mandatory.

**Cost:** 2.8%–4% of the mortgage amount (added to your mortgage)

5. Closing Adjustments & Utility Setup

  • Prepaid property taxes or condo fees might be adjusted on your closing statement
  • Utility connection fees and moving expenses also add up

**Cost:** ~$1,000–$1,500 (varies per home)

6. Post-Move Costs: Furniture, Repairs & Essentials

The moment you move in, you’ll find things you need — blinds, tools, paint, cleaning, light bulbs, locks.

**Cost:** Depends, but I advise budgeting **at least $1,000–$2,000**
