Ontario changed some tenant notice rules on Sept. 21, 2026. Ashvak Sheik explains what Brampton and Mississauga sellers and buyers should check before a tenanted deal. Not legal advice.

If you sell or buy a tenanted home in Brampton, Mississauga, or anywhere in the GTA, the paperwork matters more than the headline. Ontario’s rules for some notices changed as of Sept. 21, 2026. I am a realtor with Re/Max Millennium Real Estate. This is not legal advice. For your file, talk to a lawyer or paralegal who practices residential tenancies.
For an N4 served on or after Sept. 21, 2026, the notice period for non-payment of rent dropped from 14 days to 7 days. The arrears, the rental period, and the termination date still have to be accurate. A shorter notice window is not the same as a faster eviction. The Landlord and Tenant Board still decides the rest.
As of Sept. 21, 2026, persistent late payment means rent arrives more than seven days after the due date at least three times in six months. The Board has also said persistent late payment can still be found in other cases.
For N13 renovations, if the tenant has the right to return, the landlord must share the estimated completion date, tell them if it changes, and say when the unit is ready. If the work is completed on or after Sept. 21, 2026, the landlord must give 60 days’ notice to reoccupy. A T5 about the right of first refusal may be brought until two years after moving out or six months after the work is done, whichever is later.
None of this erases the Residential Tenancies Act. A vacant-possession clause in an agreement of purchase and sale does not override that Act. I will not promise a seller or a buyer that the tenant will be out by closing.
For an N12 for the landlord’s own use served on or after Sept. 21, 2026, a landlord who gives at least 120 days’ notice no longer has to pay the usual compensation or offer another unit. If notice is under 120 days, the old compensation rules still apply.
That change does not apply to an N12 for a purchaser’s own use. If you are buying a tenanted home in Brampton or Mississauga and you want to move in yourself, treat that notice as a separate path. Do not assume the owner’s own-use rules carry over.
The person named on a landlord’s own-use N12 generally has to move in within 60 days. If they do not, a later T5 application can presume bad faith. The landlord can answer that at a hearing.
