But many buyers discover too late that builder promises don’t always equal Tarion protection.

Some builders even operate without proper registration, leaving homeowners exposed.

Let’s uncover the biggest red flags, what Tarion really covers, and how to make sure your investment is protected.

🔍 1. Verify Your Builder’s Tarion Registration

One of the biggest mistakes buyers make is assuming every builder is Tarion-approved.

✅ Check your builder’s name on Tarion’s official directory (tarion.com) before signing.

⚠️ Avoid anyone not listed — your warranty and deposit may be at risk.

🕒 Starting July 1, 2025, buyers must notify Tarion within 45 days of signing their purchase agreement to secure full deposit protection.

If a builder refuses to show their registration or discourages you from registering, that’s a major red flag.

🛡️ 2. What Tarion Actually Covers vs. Builder Promises

Tarion protection is real — but limited and time-bound.

What’s Covered by Tarion:

🏠 1-Year Warranty: Workmanship, materials, and Ontario Building Code compliance

💧 2-Year Warranty: Major systems like plumbing, electrical, HVAC, and water penetration

🧱 7-Year Warranty: Major structural defects

⏰ Delayed Closing/Occupancy: Compensation up to $7,500 for builder delays
